Court operations continue to be affected by the COVID-19 pandemic. The following are the current, and subject to change, status of court operations for landlords:
Hamilton County, Ohio: In person court continues. The court is setting hearings on the CDC declaration if a tenant presents such in court. The court is granting evictions in nonpayment cases where a CDC is not presented and for reasons other than nonpayment.
Kentucky: All in person court has been suspended. Court in Boone, Campbell, and Kenton counties is occurring online via the ZOOM application. Court, and judges, have been quite inconsistent on when they will grant an eviction.
Landlords are encouraged to limit the term of tenancies, and keep Tenants on a month to month when possible. This will allow a landlord the ability to terminate a tenancy without alleging nonpayment as a cause.
